Overview

The Baya Company on behalf of SPARC-SNS is constructing 1189 rehabilitation units for MMRDA that will be used to house people affected by various infrastructure projects undertaken by the city and state level authorities.

 
 

TDR APPLICABILITY

The TDR (Transfer of Development Right) is an S-Ward TDR and is applicable within BMC limits north of the East-West Line as shown in the TDR applicability map, in the following locations:

 
  • Andheri West (Amboli)
  • Jogeshwari (East & West)
  • Goregaon (East & West)
  • Malad (East & West)
  • Kandivali (East & West)
  • Borivali (East & West)
  • Dahisar (East & West)
  • Powai
  • Mulund (East & West)
  • Bhandup (East & West)

PROJECT DETAILS

This project involves construction of houses for Project Affected Persons (PAPs) of Mumbai Urban Transport Project (MUTP) on MMRDA owned land bearing CTS No.120(pt) of Village Hariyali, Kanjurmarg (E), under SR Scheme under Clause 3.11 of Appendix-IV to DCR 33(10).

The entire FSI in the project is proposed for construction of PAP Tenements against construction TDR. Total 1189 tenements are proposed to be constructed in the four buildings proposed in the Scheme. 469 in Building P1, 391 in Building P2, 196 in Building P3 and 133 in Building P4.

  • Proper light and ventilation to minimise maintenance costs
  • Optimised to provide maximum usable area
  • RCC Framework with light weight AAC Blocks masonry
  • High speed elevators
  • Fire-fighting equipment

Progress

 
  • P1, P2 & P3 completed and Occupation Permission obtained from MMRDA
  • Occupation Permission expected for P4 by August 2019
  • Unoccupied tenements are expected to be allotted by the MMRDA to the PAPs of Mumbai Metro Rail
